We want to bring with us to the Seller Consultation an estimate of what the net cash you'll have in your hand will be for a range of selling prices.

To help us generate accurate numbers for your Seller Net Sheet, we'll need to know some numbers from you... the current balance on your mortgage, your current interest rate and what the maturity date of your mortgage is.

People these days love to see digital photos and they love to watch video. YouTube and other internet sources of video are used extensively by people as part of their daily entertainment. Here's What We Do...

We have a professional photographer/videographer (Georgie) come to visit your home when the natural sunlight is at its best. She will start by taking hi-res digital photos of the interior and exterior of your home. If you live in a condominium, she'll also take photos of your building amenities and your parking/locker area.

If you're selling in the 'blah' months between November and April, we'd appreciate getting any exterior summer photos you might have - either print or digital format will work.

Then she will put the digital camera away and bring out the video camera. We use a professional SONY model with a wide-angle lens to capture everything your home has to offer, regardless of size. Georgie will take a video of the interior of your home PLUS the amenities if it's a condo and around the neighbourhood if it's a house.

That video is then posted to multiple sites on the web... to our popular www.TorontoRealEstate.ca site plus to our Toronto Real Estate channel on YouTube, www.TorontoRealEstate.TV, to our dedicated video site www.TorontoRealEstateTV.com, and to several other online video hosting sites.

Your video is linked on the MLS listing to the Virtual Tour link. Viewers have told us that rotating-camera virtual tours don't give them a real sense of how that home looks. Video does the job much better. Buyers have told us they've used our listing video to convince an absent parent that our listing was the best one for them.
